Did the market shift again?

The short answer is yes.  Here is the reason why.  Late 2018 the Federal reserve SHIFTED its guidance to a "tighting" and interest rates going higher.  That would make the rates to US higher which means monthly payments higher, means more down to qualify, means tougher qualifications especially for the FIRST TIME buyer!  Well early 2019 the federal reserve "PAUSED" the raising of rates which made interest rates do down.  THIS IS HUGE!

We still have more buyers than sellers so when the rates went down, buyers that no longer could afford to qualify, were able to qualify AND buyers that thought they  were priced out of the  market NOW had one more opportunity and started to take advantage of it.

We are now in the normal "HOTTER" season for homes selling so in a nutshell.  The market has been VERY HOT!  How long do we last?  Who knows but right now the  market has shifted back to really HOT!
